NWT Tenant Insurance for Wildfire Evacuation & ALE

GNWT states that most home and tenant policies include additional living expense coverage for certain lodging and extra living costs when residents cannot return because of wildfire or a mandatory evacuation order.

Landlord insurance ≠ tenant insurance. Compare the renter's contents, liability, ALE, deductible and exclusions separately.
KEY POINTS

✓ GNWT identifies ALE as a common part of home and tenant policies.

✓ Coverage triggers, dollar limits and time limits vary.

✓ Mass-evacuation coverage may be more limited than ALE after insured damage.

✓ Keep official notices, receipts and insurer instructions.

Ask which coverage provision applies

A short mandatory evacuation and a longer displacement after insured damage may be handled under different policy provisions. Confirm the trigger, start date and limit.

Track only the additional cost

ALE is generally intended for reasonable expenses above normal living costs. Keep itemized records for accommodation, meals, laundry, transport, storage and pet arrangements.

Do not assume the landlord pays displacement costs

IBC notes that tenants are generally responsible for their additional living expenses unless the rental agreement says otherwise. Tenant insurance can address eligible costs subject to the policy.
