PROVINCIAL TENANCY RULES

Alberta treats insurance requirements as a tenancy-agreement term

Alberta's starting-a-tenancy guidance says a residential tenancy agreement should include insurance requirements. Alberta's rights-and-responsibilities guidance also says tenants must follow rules in the residential tenancy agreement that do not conflict with the Residential Tenancies Act.

What does tenant insurance usually cover?

Insurance Bureau of Canada describes tenant insurance as protection for a renter's possessions together with personal liability coverage. Tenant policies can also include additional living expense coverage when an insured loss makes the unit temporarily unliveable.

01Personal property

Clothes, furniture, electronics and other insured belongings, subject to the policy's limits and exclusions.

02Personal liability

Coverage up to the selected limit for certain amounts a tenant becomes legally responsible to pay, plus covered defence costs.

03Additional living expenses

Eligible extra accommodation and living costs when an insured loss makes the rental unit uninhabitable, subject to policy limits.

Landlord insurance does not replace tenant insurance

A landlord's insurance is designed around the building owner's interests. It should not be assumed to insure a tenant's personal belongings or provide the tenant with their own personal liability coverage. A renter should review their own policy wording to see exactly which property and liabilities are covered.

What should you check in the lease?

Before buying or renewing tenant insurance, check the insurance wording in your own rental agreement. Alberta's tenant checklist also specifically asks renters whether they have arranged tenant insurance.

1Is insurance required?

Look for a specific insurance clause and any required liability limit.

2Is proof of coverage required?

Check whether the landlord expects a certificate, policy document or renewal proof.

3Who is named on the policy?

Roommates and other occupants may not automatically have the same protection. Confirm with the insurer.

4What property limit is appropriate?

A simple home inventory can help estimate how much it would cost to replace your belongings.

Alberta: evacuation and flood coverage deserve a closer look

Alberta's insurance-and-disasters guidance says most home and tenant policies provide coverage for evacuation costs, while overland flood coverage is a separate area that renters should discuss with their insurer. Availability, limits and premiums can depend on where the rental property is located and on the specific policy.
