LEASE RULE

Start with the Manitoba tenancy agreement and housing type

Manitoba's Residential Tenancies Branch says a tenancy agreement can be written, oral or implied, and provides a Standard Residential Tenancy Agreement for ordinary rentals. The Branch separately lists student housing among units exempt from the annual rent-increase guideline, so campus or institution housing should be checked under its own agreement rather than assumed to work exactly like a private apartment.

What tenant insurance usually protects

01Personal belongings

Contents coverage can respond to insured loss or damage to property you own, subject to policy terms and limits.

02Personal liability

Liability coverage can respond when the insured is legally liable for covered injury or property damage.

03Additional living expenses

Policies can include eligible extra living costs when a covered loss makes a rental temporarily uninhabitable.

04Special limits

Jewellery, bicycles, electronics and other categories may have special limits or conditions.

A landlord generally cannot impose liability insurance as a blanket tenancy condition

Manitoba RTB says a landlord generally cannot insist that a tenant carry liability insurance as a condition of tenancy, while still recommending tenant insurance and recognizing higher-risk exceptions. Students should therefore separate the tenancy rule from the financial value of protecting belongings and liability.

Manitoba renters should separate the tenancy rule from the insurance decision

The RTB's general position is that liability insurance usually cannot be imposed as a blanket condition, but a tenant can still face loss of belongings, accidental-damage liability and temporary-living costs. These are separate financial questions.

Roommates do not automatically share coverage

Names on the lease, names on the insurance policy and the insurer's definition of an insured person can differ. Confirm who is actually insured rather than assuming another renter's policy protects everyone.

Build a replacement-value inventory

Clothing, furniture, electronics and household items can add up quickly. Our estimator totals the replacement values you enter; it does not recommend a policy limit or invent a market average.
